A little slice of mid-century suburbia, Princess–Rosethorn is three neighbourhoods in one. Islington Heights lies just north of the Islington golf course and centres on Rosethorn Junior School and its adjoining park. The small community of Thorncrest Village huddles around its own community centre and streets such as Pheasant Lane and The Wynd, just north of Rathburn. Princess Anne Manor, north of Twyford and Aylesbury, is the quintessential 1950s suburb, with ranch-style bungalows stretching out for kilometres.

HOUSING STOCK: There are some 1960s-style homes with pitched roofs and carports in the northwest, and monster homes are everywhere, particularly in Islington Heights, where a new build luxury homes can fetch over a million—more if it backs on to the golf course. Thorncrest Village is a place unto itself, a private community that indulges in architectural fancy, from Italian luxury villas to luxury Florida bungalow. But the dominant mode, especially in Princess Anne Manor, is single-level homes spread out across shallow yet wide lots (80 to 100 feet of frontage). Most probably won’t last long; they’re worth much more renovated or topped off.

BARGAIN ZONES: Princess Gardens is a good bet for buyers priced out of Princess Anne ManorPrincess Gardens is a post-war developed residential area. Its main streets are Eglinton Avenue, a four-lane arterial road running east-west along the north of the neighbourhood. Residential subdivisions back onto Eglinton along this stretch. North-south are Martin Grove, Kipling and Islington Avenues, all four-lane arterial roads with detached homes on both sides. The density of the housing is very low, and road patterns are generally curved roads leading into cul-de-sacs to reduce traffic.

Largely built along an extension of the street 'The Kingsway' north of Dundas St, the area developed in a radically different manner than 'the Kingsway' neighbourhood to the south after the northern extension of the Kingsway was cut off from the south with the construction of a Highway style interchange at Bloor and Royal York. Like 'the Kingsway' neighbourhood to the south, many streets in Princess Gardens carry 'Royal' names: The Kingsway, Prince George Dr, Princess Margaret Blvd, Princess Anne Cr.

THE VERDICT: This is the place to be for fans of post-war design, who prefer to keep a good distance from the neighbours. A warning: there’s little shopping, so people drive to Lloyd Manor Place (with its 24/7 Metro) in the north, or out of the neighbourhood entirely.

  • John G. Althouse Middle School is a middle school located in Toronto, Ontario, near the intersection of Lloyd Manor Drive and Princess Margaret Boulevard.

          Most graduates of John G. Althouse go to Martingrove Collegiate Institute or
          Richview Collegiate Institute for high school education.

  • St. George's Junior School is a public elementary school on Princess Anne Crescent, located in the Princess Anne Manor community on the south side of Princess Margaret Boulevard. The school first opened in 1956 and expanded in 1960 to include additional classroom space.
  • Rosethorn Junior School is a public elementary school on Remington Drive, located close to the intersection of Rathburn Road and Kipling Avenue. It first opened in 1952 as a kindergarten to grade 8 school, but was closed in 1984 because of declining enrolment. It reopened in September 1996 as a French Immersion kindergarten to grade 5 school.
